Landlords Fees (where not payable you will be advised accordingly)
- Letting services 10% (plus VAT)
- Services include:
- Secure a tenant
- Prepare particulars and market property on Portals
- Hold keys throughout the tenancy term
- When requested arrange for an EPC
- Deduct commission and other works
- Conduct accompanied viewings
- Negotiate the letting terms
- Gather references
- Prepare and draft the Tenancy agreement
- If Required arrange for a check-in professional clean, inventory and gas safety certificate
- Make sure property complies with the current legislation
- Immigration Act 2014, check that all adult tenants and occupants have the right to rent in the United Kingdom.
- Receive and transfer deposit under the terms of the Government-authorised Deposit Scheme
- Present the tenant with method of payment.
- Arrange for the deductions any pre-tenancy invoices
- Making sure property is ready for check in, make sure keys are ready, monies received and all is in order
- Make any HMRC deduction and provide tenant with the NRL8 (If applicable)
Short Let 20% of rent (plus VAT) on higher rent achieved - As per letting service or fully managed service (if the case)
Letting service on all renewals and extensions: 10% (plus VAT) or 16% (Plus VAT) if fully managed:
- Negotiate the renewal with both Landlord and Tenant, assess the rent increase in accordance with the Tenancy and the on-going market price and advise Landlord.
- Finalise the renewal and prepare relevant documents accordingly.
Fully Managed 16% (plus VAT) - As per letting service plus the following:
- Arrange routine repairs and instruct approved contractors (providing quotes).
- Arrange and organise to pay outgoings as demanded, i.e contractors invoices.
- Deal directly with tenant on matters related to the property.
- Advise all relevant utility providers of name changes.
- Collect and remit rent received.
- Pursue non-payment of rent and provide advice on rent arrears actions.
- Undertake management visits and provide landlord with a report.
- Hold keys throughout the tenancy term.
Additional Fees and Charges
Drawing up Tenancy Agreement £250.00 (plus VAT) -
Contract negotiation between Landlord and Tenant, amending and agreeing terms and drafting the tenancy agreement and putting together all paper work relating to the Tenancy.
Deposit Registration Fee (one off payment) £60 (plus VAT) -
To register the Landlord and Tenant details to protect the deposit in an authorised-Government Scheme.
If additional property visits are requested, £75 to £100 (plus VAT) per visit depending from distance from our office. To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy, or any maintenance-linked visit.
Submission of non-resident landlords receipts to HMRC:
- Quarterly charge £120 (plus VAT) - To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC.
- Inventory charge will be dependent on size and content of property. The cost of the inventory make will be passed directly to the landlord. Limetrees International will instruct an independent inventory company.
- Cleaning charge will be dependant on the size and cleanliness state of the property. The cost of the cleaning will be passed to the Landlord.
Fee for arranging re-decorating and refurbishment work which services are not included in the management service ( if managed) 8% ( Plus VAT) of the total net cost of the works arranged.
Providing two estimates from contractors. Making sure the work has been carried out per the specification agreed.
